Erf 1:
64 premium riverfront stands offering awesome views over the Crocodile River and the Kruger National Park. These are numbered 1 – 15 West and 1 – 49 East on the Erf 1 stand layout plan. Riverfront stands are on average 2400m2 and currently range in price from R2,500,000.00 to R3,000,000.00.
There are 15 bush view stands (16-29 & 50 West) and 40 (51-91 East), the average stand size being 3200m2. Current prices range from R1,100,000.00 to R1,500,000.00.
These stands are being sold on Full Title, and services including water, electricity and sewerage will provided to the boundary of each stand by the Developer. In regard to electricity, Eskom will only be able to supply a limited amount for the next 24 – 36 months, and it is therefore necessary for owners to utilize gas for geysers and cooking, solar power, and other means of heating and cooling as much as possible in the interim. Until the full electricity supply to the property is installed, each unit will be allowed aircondition units to a combined maximum of 12BTU. No jacuzzis will be permitted.
Game viewing hides are planned between stands 8 & 9 West, 12 & 13 East, 24 & 25 East and 34 & 35 East.
Improvements allowed: Minimum dwelling size - 280m2
Maximum dwelling size – 800m2
Maximum coverage – 50% of portion
Maximum occupancy per stand – 5 bedrooms (10 beds)
Single level units, built in accordance with the prescribed architectural guidelines.
Individual stands may not be fenced off
No staff accommodation is permitted

On Erf1 1 the Developer has rights for a Hotel, tourist and holiday accommodation /timeshare & fractional ownership chalets, sports facilities and other amenities.
This development node will be fenced to allow owners and guests to walk around freely
Owners of stands in this Erf who have game drive vehicles which comply with Kruger National Park specifications will be permitted to use these vehicles on the game drive roads within Mjejane, provided the driver is suitably qualified and accredited in terms of Parks Board requirements.
No other private vehicles may drive on any game drive road in Mjejane Game Reserve.
Private vehicles may however be driven in the Nature Reserve adjacent to Erf 4.
Game drives can also be booked through Mjejane Safari Lodge, or a game drive vehicle and driver rented through the Lodge.

Erf 2:
This development node will be completely open (unfenced) and is situated in the wilderness area, with stands sited to offer owners privacy and the opportunity of game literally on the doorstep. All homes will therefore need to be raised on stilts or terraced with suitable electrification to allow the game (Including the ‘Big Five’) free roaming without obstruction, and to safeguard residents.
There are 40 x 1 hectare stands for sale in this area on Full Title, and at present, stand prices are R2,300,000.00 and R2,500,000.00.
Purchasers of these stands will be responsible at their own cost for installing an approved sewage system, but water and electricity will be supplied to the boundary of each stand by the Developer. As for Erf 1, electricity supply will be limited for a period of 24 – 36 months, and it is recommended that in addition to the electricity saving measures described for Erf 1, owners install approved generators for the homes on these stands.

Maximum coverage of portion – 50%
Maximum occupancy – 8 bedrooms / 16 beds, inclusive of staff accommodation for a maximum of 2 persons per stand.
As for Erf 1, private game drive vehicles which comply with Kruger Park specifications may be driven on the game drive roads within Mjejane by a suitably accredited driver in terms of Parks Board requirements.
No other private vehicles may be driven on any game drive roads within the Reserve.
Private vehicles may be driven in the Nature Reserve adjacent to Erf 4.
Game drives can be booked through Mjejane Safari Lodge, or a game drive vehicle with driver can be rented through the Lodge.
Erf 3
Approximately 240 residential stands will be laid out in this 380 hectare development node, stand sizes being from 2000m2 to 4000m2, and provision has also been made for around 80 cluster housing units.
Rights for amenities such as places of instruction, sports and recreation facilities, clubs, a hotel and such like have been granted for this Erf.
The area will be fenced, and although owners may utilize the main access roads within the Reserve in their private vehicles, they may not use private game drive vehicles on game drive roads within Mjejane. Private vehicles may however be driven in the Nature Reserve adjacent to Erf 4.
Owners will be able to book game drives through Mjejane Safari Lodge, or rent a game drive vehicle with driver through the Lodge.

Erf 4:
Development of approximately 200 residential stands is planned, as well as commercial developments and amenities.
Erf 4 will be fenced, and owners may utilize the main access roads within the Reserve in their private vehicles. Private vehicles may not be used on game drive roads on Mjejane, but game drives can be booked through Mjejane Safari Lodge, or a game drive vehicle and driver rented from the Lodge.
Private vehicles may however be driven within the Nature reserve adjacent to Erf 4.
Erf 5:
A luxury tented camp comprising 20 permanent tented accommodation units, each for a maximum of 4 persons will be erected within this development node. These units will be sold on fractional ownership in modules of 4 weeks per fraction. Various game viewing and recreational amenities may also be provided within this area.
Fractional owners will only be permitted to drive their private vehicles on the main access roads within Mjejane Game Reserve, and in the Nature Reserve adjacent to Erf 4. Game drives must be booked through the Mjejane Safari Lodge or a game drive vehicle and driver rented through the Lodge.
Future Development
On the portion to the east of the 1 x hectare stands, a floating lodge is planned for the large dam which is stocked with Tiger Fish, and owners will be able to fish on this dam.
